English: 110 sqm villa, all on one floor, CIN IT067017C2FNSKCWFD, with a large 2000 sqm garden and swimming pool among the olive trees (6m x 4m, open from 1st June to 15th September), completely fenced, located in Villa Lempa (Teramo), via delle Querce, immersed in the greenery of the Abruzzo hills, 420 metres above sea level on the slopes of the Monti Gemelli, 10 km from the Gran Sasso / Monti della Laga National Park, 30 km from the Adriatic Sea. The Villa, the large garden and the swimming pool are for the exclusive use of guests, who must not share them with anyone. The fence of the property is suitable for calm dogs, in the presence of their owners. If dogs are restless and/or are left alone for a few hours, we have a dog kennel, 2m x 4m (see photo). In any case we do not assume any responsibility for any escapes of dogs outside the Property.
The Villa has a large living room with a wall kitchen, a large dining table with 8 seats, and 2 double sofa beds, 2 double bedrooms (one of which includes a bunk bed with two beds, in total there are 6 beds in the two double bedrooms), 2 bathrooms (one of which has an entrance directly from the Garden), an external porch that leads into the Garden, 4 comfortable private parking spaces inside the Garden. All the windows of the House and the entrance door are equipped with mosquito nets.
The Villa is equipped with complete furniture and complete kitchen equipment, including a dishwasher, washing machine, 55" Smart TV, microwave oven and toaster. We also provide sheets, pillowcases, towels and bath towel.
About 30 minutes by car there is the Adriatic coast with numerous seaside resorts: Alba Adriatica. Tortoreto, S. Benedetto del Tronto, Grottammare, etc.
There are numerous historical places nearby (Ascoli Piceno, Civitella del Tronto, Monte Santo Abbey, Castel Manfrino) and sites of naturalistic interest (Salinello gorges, Monti Gemelli, Gran Sasso - Monti della Laga National Park). The Villa is surrounded by green hills and is a true paradise for those who love mountain trekking or mountain biking.
The proximity to the Sea and the Mountains easily allows, on the same day, to sunbathe in the morning on the beach and then go in the afternoon to cool off in the pleasant mountain tourist areas, such as Colle San Marco and Monte Piselli, reachable from the sea in less than an hour by car.
Within 500 meters from the Villa there are all the main shops: Supermarket, Bar, Restaurant (excellent), Take-away Food, Bakery, Pharmacy, Bank with ATM, Petrol Pump, Mechanical Workshop, etc.
Within a radius of 1 km there are 3 excellent restaurants where you can taste the specialties of traditional Abruzzo cuisine. Within a radius of 7 km there are many other shops and services (Medical Service, Laundry, Coin Laundry, Mending, Auto Mechanical Workshop for roadside assistance, Auto Electrician, Body Shop etc.). All these shops and services are clearly indicated in the Customer Book, present in the Villa, available to customers.
Within a radius of 20/30 minutes by car there are numerous sports and recreational centers: Indoor swimming pool, tennis clubs, riding stables with federal instructor and horseback riding, shooting range, nautical club, outdoor rock gym, go-kart track, water park. All these centers are clearly indicated in the Customer Book, present in the Villa, available to customers.
House rules that our guests must respect.
1. Check-in: 3:00 PM / Check-out: 11:00 AM
2. Guests must not be more than 6 (including minors).
3. Smoking is not allowed in the house.
4. Respect the Waste Management Instructions, available in the House.
5. Organizing events, parties is not allowed.
6. No fireworks, firecrackers, etc. may be made either in the house or in the garden.
7. No open flames inside the house (candles, etc.).
8. Cars must not enter the Garden. Parking is permitted only on the sides of the wide dirt road that runs alongside the Garden.
9. Pets: only Dogs, no more than 2.
10. Dogs must behave correctly, must not climb on beds and sofas, must not dig holes in the Garden.
11. Dogs must not be left alone, locked in the house.
12. We are not responsible for any escapes of Dogs outside the Property.
13. Dogs are not allowed to bathe in the Pool.
The Villa, surrounded by a large garden and olive grove, immersed in the greenery of the Abruzzo countryside, near the Adriatic Sea and very close to the Gran Sasso National Park is the ideal place for those who love a relaxing holiday full of natural and cultural experiences.
