The property is located in a four hundred year old and car-free hamlet 'Ronco'. The Swiss border is 3 km to the north, the town of Cannobio 3 km to the south. The house has 4 floors. From all terraces and from every room you have a wonderful panoramic view of Lake Maggiore and the surrounding mountains, 100 meters below. Ronco consists of 35 houses and can be reached in 5 minutes (150 meters) from our private parking via a walking path up (15%)
A motorized cart is available for luggage and shopping.
The house has a 'master bedroom' with bathroom, jacuzzi, shower and toilet, continuous balcony with a 180 ° view of the lake, a second bedroom with a large double bed and a comfortable sofa bed for 2 people, also with its own bathroom, bath, shower and toilet. There is another double sofa bed in the living room / TV room; this room also has a continuous outside balcony and its own toilet, sink with cold and hot water.
On the ground floor there is a modern fitted kitchen, the dining room, a veranda with a wood-burning stove and a sun terrace with loungers.
There is also an outdoor kitchen with table and seating for 8 people. There is also a shower on the lower terrace.
The garden with private swimming pool (8x4m) is a 5-minute walk from the house via a rising forest path (GR). From here you also have a beautiful panoramic view of the surrounding mountains and the lake. Here is a garden house, a pergola with a table and garden furniture.
The house and garden are situated at the foot of a 2200m high mountain in a chestnut forest; Marked hiking trails (GR) run from and through Ronco to all directions. Higher up there are a few smaller villages.
After the Swiss border, Cannobio is the first town in Italy on the west side of the lake, and has the most beautiful promenade in the region, as well as a large beach with many water sport options; there are two small marinas, numerous restaurants, bars and the largest Sunday market on the lake.

Summary: First and foremost the house sits on a very stunning location in a very charming little village - Ronco. 5-10min drive north of Cannobio. 3 patios with 180 degree view of the lake. One completely open, one covered and one sheltered (which is likely a great choice for the cooler months). Also to balconies (from living room and master bed room). Do note that, as described, it is a 3min walk on a paved path uphil from the parking lot and there it is another 5min uphil through a forrest to get to the pool. Also as the house has 4 floors, you will need to navigate stairs quite a bit. But the location makes up for it. We were greeted by the local caretakers upon arrival, and they drove our luggage up to the house (a big help). The kitchen was very well stocked upon arrival - and has all the things you need. Very nice Very solid communication with the host, who are very responsive. We had an issue with pool, where the local pool operators may have slipped in their maintenance schedule. But our hosts addressed it as soon as we notified them, and they were solid in their communication on a daily basis. Highly appreciated. Unfortunately it took some days before the issue was fully rectified - due to local supply chain issues. But together we found a good solution. The 5th star would be well deserved had their been no issue with pool. Which by the way also has great views to the lake.
